A roof inspection looks at the material itself and the exposed roof components around it before deciding what repair is required.

Evaluating a Roof After Hail

A hail inspection should not begin with the assumption that every mark on the roof came from the same storm.

Roofing surfaces already contain normal weathering, installation marks, previous repairs and other conditions.

The inspection looks for a consistent pattern across the roofing system and compares what is found on different materials.

Asphalt Shingles

Shingles can show changes in the granulated surface after impact.

The roofer also considers:

  • the condition of surrounding shingles;
  • whether marks are consistent across the affected roof area;
  • exposed metal components nearby;
  • whether other signs of storm activity are present.

The distribution of any damage matters.

A small affected area creates a different repair problem from widespread conditions across several roof slopes.

Metal Roofing

Hail can leave dents in metal roofing or exposed accessories.

Cosmetic appearance and functional roof performance should be discussed separately.

A dent does not automatically mean the roof leaks.

Damage around seams, coatings, penetrations or other functional components may have different significance.

Tile Roofing

Tile can crack or break when struck severely enough.

An inspection should also determine whether individual pieces can be replaced without disturbing larger areas of roofing.

Any leak associated with the event still requires evaluation of underlayment and flashing, not just the visible tile.

Commercial Membranes

Commercial roof membranes can experience impact, punctures or damage from storm debris.

The roof should be checked around:

  • open membrane areas;
  • seams;
  • roof edges;
  • drains;
  • penetrations;
  • equipment.

Any repair needs to be compatible with the existing membrane.

Why a Roof May Not Leak Immediately

Damage to the roofing surface does not always produce visible interior leakage on the same day.

Some conditions allow the assembly to continue shedding water until another weather event exposes the weak area.

This is why a post-storm inspection can be useful even when the ceiling remains dry.
